Austin has unveiled The Ivory, the city’s first condominium community designed to be both affordable and car-free. This development offers 53 residential units and three commercial spaces, with a core aim of lowering living expenses by reducing both housing and transportation costs for its residents.

Sustainable Design and Energy Efficiency

Each home within The Ivory is built with energy-efficient features. These include electric appliances, quartz countertops, and provisions for in-unit washer and dryer hookups. Private or Juliet balconies are also a standard amenity. The entire building operates on electricity, with a significant portion of its energy needs met by on-site solar power, which covers approximately 90% of its energy consumption.

Integrated Mobility Options

The development is strategically located next to a bus stop and a bike-share station, further encouraging car-free lifestyles. Two electric shared vehicles are also available for residents. To support car-light or car-free living, homebuyers receive mobility credits and transit passes. This integrated approach to transportation is central to the community’s design philosophy.

Funding and Investment

The creation of The Ivory was supported by a multi-faceted funding strategy. The Austin Housing Finance Corporation (AHFC) allocated $4.4 million, with an additional $86,345 from the 2022 General Obligation Bonds for pre-construction phases. The development also benefited from approximately $4.3 million from the Tax Increment Reinvestment Zone (TIRZ). Furthermore, Capital Impact Partners provided crucial support, including $425,000 for pre-development and a $14.3 million construction loan.
